Navigating the 2024 Real Estate Landscape: Tips for Homebuyers

Buying a house is a major financial decision, regardless of what’s going on in the housing market. Nevertheless, buying a home in 2024 is a different animal than it was even a few years ago.

While there is some not-so-great news for homebuyers in 2024, there are bright spots on the horizon, too.

Market Trends

While 2023 was marked by high prices and high interest rates, there could be light at the end of the tunnel in 2024, according to experts. “Mortgage rates should trend lower throughout the year as inflation pressures ease…,” Greg McBride, CFA, chief financial analyst for Bankrate, said.

Unfortunately, the number of available homes is still low, and home prices are not expected to drop in 2024. Lawrence Yun, the chief economist with the National Association of Realtors, said there’s only a 3.2-month supply of homes on the market, whereas a balanced market has enough homes for a five to six-month supply. However, other experts disagree and predict home inventory will increase in 2024, so be patient and keep your ear to the ground!

Home Buyer Strategies

Even though it’s a tough market for homebuyers in 2024, all hope is not lost. Some good strategies can still help a savvy homebuyer find their dream home in 2024.

  • Keep an eye on interest rates. They’ve been declining since October and are expected to continue a trend downward.

  • Consider virtual tours. If you’re open to a virtual tour, this could buy you some time to make a fast offer rather than waiting to see a home in person.

  • Shop in the winter or fall months. Spring and summer tend to have more inventory, but fall and winter months tend to have fewer bidders and potentially lowered sales prices.

Important Considerations

There are some things – like buying in a good location – that will always be a smart move, no matter the market trends. Before you go about picking out new furniture and interior paint colors, consider these important factors.

Affordability. How much house you can afford is a paramount question. A safe rule of thumb is a monthly mortgage payment that’s no more than 25% of your take-home income.

Home buyers should also factor in the cost of utilities in the area, as well as any HOA fees, needed home repairs, and general maintenance.

Consider the neighborhood and school district. A safe neighborhood with good schools is a significant factor that not only impacts the price you’ll pay for a home but your home’s value when it comes time to sell as well.

Crosswinds Benefits

With low inventory frustrating many potential home buyers, experts are highlighting the benefits of buying a new home. “With the crazy lack of inventory still causing headaches in the market, building a home becomes an attractive option, and with spec homes and semi-custom-building options,” Nick Bailey, president of RE/MAX, said

Crosswinds offers a range of both completed and soon-to-be-completed new homes by some of the best builders in the country, many with customizable home options.

Not only are the homes in the Crosswinds built with the latest designs in home construction innovation, but residents can enjoy resort-like amenities, and the community feeds into a great school district

How to Buy and Sell a Home at the Same Time

It can be stressful to buy and sell a home at the same time. You fear that you’ll sell your home faster than you can find one.

Or worse, you end up with two mortgages as you found your new home faster than expected. If homeowners could do what they want, it’d be to move in their new home and then sell their old home after they’ve gotten settled. But it still presents the problem of being stuck with two mortgages. Here’s what you can do to ease the anxiety of buying and selling a home.

Study the Market

Before moving forward with hunting for a new home and putting yours on the market, understand the housing market in the areas where you’re buying and selling. Better yet, talk to your real estate agent. They can tell you whether the market leans in the favor of buyers or sellers.

A seller’s market means you’re more likely to sell your home quickly while it may be a struggle to find a new place to live. You may have to expand your search for a new home.

A buyer’s market means your current home will have an uphill battle. Often, it requires making updates to your home to stand out from the other homes. Or, you’ll have to set a price that’s reasonable. Buyers won’t look at the home if it’s being listed for too high.

If you sell first, then you’ll have to find a temporary place to live while looking for your next home. You won’t have the stress of a down payment. And if you buy first, you’ll have two mortgages and it can make it harder to qualify for a new mortgage since you still have responsibility for your old home.

Explore Financial Options

It’s easy to know that if you sell first, you’ll be prepared for the additional costs of renting between homes. To help ease the pressure of finding a new home quickly, ask your real estate agent about doing a rent-back agreement.

For those opting to buy first, ask your realtor about contract contingency and a bridge loan. There are advantages and advantages of both options.

If nothing else, be prepared for the worse outcomes. When you accept them, it’ll be easier to manage. For example, if you accept that you may have two mortgages for a few months, then you can plan for that. You may have to put off selling while you put some money away to handle two mortgages. At least, you’ll be prepared for it instead of being surprised by it.

It’s easy to feel pressured into making fast decisions. Don’t. It’s important you take your time and find the right home. It’s good you’re thinking about these things and planning. That will take out some of the pain in buying and selling a new home at the same time.

5 Benefits of Building a New Home

One of the best investments you can make in your lifetime is to buy a new home. Homeowners often experience a bigger return on their investment when they eventually sell their homes. On top of that, the Austin real estate market is hot.

Those who prefer a quieter and smaller place to live in the Texas Hill Country will find that in Kyle, which is just 20 minutes from downtown Austin. Kyle has everything you want to live, work, and play while being close enough to Austin to take advantage of its unique offerings like Austin City Limits.

Here are the top five reasons to buy a new home in Kyle, TX.

  1. Live in a home built by hand-selected homebuilders

Our team vetted many Kyle homebuilders to choose the right ones for the Crosswind’s community. It’s important that all builders design homes that reflect Crosswind’s mission of creating an active community with all the comforts of home.

While you and your neighbors have the same goal of finding a place to call home with a thriving community, you may have different design styles. We selected these builders to make sure you get a home in a design that you love.

Building a home in the Texas Hill Country is very different from building a home in the panhandle or East Texas. The environment, elements, and land are different. These builders know the Texas Hill Country and design homes with nature in mind.

  1. Have a say in your home

If you have specifics in mind about your floor plan, you can do that in a Crosswinds home. Each builder has different floor plans. Whether you want a three-car garage, an office, a game room, or all of the above, you can get that by selecting a floor plan the best fits what you want.

  1. Select the right colors

A house may be perfect except that yellow backsplash is not your cup of tea. Rather than having it changed out, you can make those design choices when you work with a to-be-built home. You choose the carpet, the paint colors, the backsplash, and the cabinetry.

  1. Enjoy community amenities

There is one community amenity that no builder has control over. And that’s nature. The Crosswinds community allows the natural beauty of the Texas prairies to shine. Landscape architects developed a plan to highlight the best of nature while adding features that brings everyone and the outdoors together.

Live oak trees shade the community pool complex known as the Cove. The younger kids can splash around its wading pool while adults will relish relaxing by the pool covered by shade. The community also contains a place for gatherings, play dates, or celebrating. Residents can also pick up a fresh gourmet coffee or tea at Le Muse Coffee right in the community.

  1. Be the first to live in your home

When touring pre-owned homes, it’s not easy to spot problems and damage. With a new home, you won’t have to worry about that. And a new home will have a warranty. The type depends on the builder.

You’ll benefit from these top five reasons when you opt for a to-be-built home in Kyle’s Crosswinds. Kyle has much more to offer, so browse this blog for more.

The Austin Housing Market Is Hot

Exciting news! A WalletHub study has ranked Austin in the top 10 in multiple categories. One of those is the No. 2 spot on WalletHub’s Best Places to Buy a House list. And Austin takes the top spot for large cities with hot real estate markets. This hot market extends beyond Austin city limits as the housing market data in the region also shows demand is soaring.

Central Texas Market Is Hopping

The Austin Board of Realtors’ Market Statistics report shows the volume of homes sold in June has set records. Part of this stems from the pandemic changing buyer preferences. With more people working from home, buyers want reliable broadband access, a home office, and flexible working and living spaces. Because of their staying home more, they’re looking to suburban areas to find homes with more square footage and outdoor space.

A Community Impact article states that the Central Texas market has been flying since the middle of 2020 according to realtors and economists. It also credits telework with the boom as remote workers move away from expensive cities where they no longer have a commute.

This is cheaper than Austin’s median sales price of $470,000. A new home only lasts 25 days on the market before it’s bought, so anyone interested in Kyle, TX homes will want to move fast.

The new homes in Crosswinds range from 1,500 sq. ft. to 2,250 sq. ft. Residents will be able to play, swim, and enjoy the trails at the Windy Point amenity center. Here are 4 Reasons to Buy a New Home in Kyle, Texas

Looking for a new home near Austin, but in a quieter place with all the charms of small-town living? Come check out Kyle, Texas. You’ll find everything you need to love living and playing in this town is just 20 miles from downtown Austin.

Here are the top four reasons to buy a new home in Kyle, TX.

  1. Live in a Home Built by Carefully-Selected Homebuilders

Selecting Kyle homebuilders to build the homes in Crosswind’s community was the most important thing our team did. We wanted every single resident to get the high-quality home they wanted. Another factor we took in consideration is that everyone has their own tastes and styles. In choosing these builders, we ensured that they specialize in the style you want for yours. Whichever builder you choose, you can count on them to construct a home for you as if it was their own.

Our builders have experience in designing homes for the Texas Hill Country. Designing a home in East Texas requires a different approach than one in the Texas Hill Country. The elements, the environment, and the land are different. These builders architect homes designed to work with what nature offers.

  1. Enjoy Amenities Right Inside the Community

The most important community amenity is one that no builder can buy or build. That’s the natural beauty of the Texas prairies that attract the area’s first explorers and citizens. Crosswinds’ landscape architects worked with the land to bring out its best features while creating a community for families that brings everyone and the outdoors together.

The best amenities are all about the outdoors. The Cove, the community pool complex, is shaded by the live oak trees. The little ones can splash around the wading pool. And adults will relish the peacefulness of sitting by the pool covered by shade. The community intersects with an extensive trail system that allows you to walk along Onion Creek under the live oaks.

The community also features a hall that’s great for gatherings, play dates, or toasting your neighbors. And finally, residents can enjoy a fresh cup of gourmet coffee or tea by stopping at Le Muse Coffee. They also have amazing tacos and a porch with seating.

  1. Gain the Best of Both Worlds Location-wise

Austin is a fun city with so many things to experience. Still, some people would rather live in a quieter place that’s close enough to Austin for an easy trip. Kyle offers the best of both worlds. You gain everything you’ve wanted that comes with living in a smaller town and yet you have easy access to Austin.

  1. Be the First to Live in the New Home

You won’t have to worry about damage from previous ownership. You’re the first one to live in the home. It’ll be in great shape. Most homes tend to be under warranty. The length depends on the builder.

These four reasons are the biggest reasons residents buy a new home in Kyle. Of course, there’s more. Browse this blog to discover all Kyle has to offer!

What First-Time Homebuyers Need to Know

Searching for your new home in Kyle is an exciting time. For first-time homebuyers, it can feel overwhelming. Where do you start? Never fear, here is a simple guide on what you need to know as a first-time homebuyer.

  1. Determine What You Can Afford

Try to aim for the middle of what you can afford rather than the high end. Things happen and there are fees associated with buying a new home. These fees may include insurance, property taxes, homeowner association dues, maintenance, and utility. And the rate varies based on your location.

Zillow has an affordability calculator to help you do the math. You can enter the amount you plan to make on a down payment, your household’s combined annual income, any debt, and monthly expenses.

  1. Find a Trusted Real Estate Agent

Real estate agents do more than help you search for the right home and get you inside to look around. The best ones walk you through the buying process. You also want to find an agent that knows Kyle or whatever location you’re looking into. To find a trusted agent, ask friends for referrals. Interview them before you select one.

  1. Calculate Your Potential Home Loan Mortgage

After you narrow down your list of homes you like, start crunching some numbers. Realtor.com has a mortgage calculator to determine your estimated monthly home loan mortgage payment.

  1. Request an Inspection

Yes, even if you’re buying a new home in Kyle, you want to have a home inspection. While the Crosswinds community has hand-selected the builders with exemplary records of high-quality construction, it’s still a good idea to request a home inspection. Sometimes things get overlooked and the inspection will help find them.

  1. Round up Your Documents Early

When it comes time to sign the papers, you’ll be signing a lot of them. The final paperwork is about the size of a small book. Before you can sign anything, you’ll need to pull together many documents. That’s why it’s a good idea to start this process early.

You’ll need almost everything from the past two years including pay stubs, bank account statements, tax returns, W-2s, statements from any loans including auto and credit lines.

We hope this list will ease the feeling of being overwhelmed as a first-time buyer. A good real estate agent should be able to guide you every step of the way.

If you’d like to learn more about new homes in Kyle, please contact our Crosswinds team. To stay on top of great resources from Kyle and nearby, connect with us on Facebook, Instagram, and Twitter.

5 Top Tax Benefits of Buying a New Home You Need to Know About

Searching for a new home in Kyle is a wonderful adventure. That ideal home and all its possibilities await you out there somewhere. Buying a new home, no doubt, is one of the most memorable times in a person’s life. And it will increase your net worth for all its worth and other advantages.

Here are the top tax benefits of owning a home.

  1. Deduct Interest on Your Mortgage

Homeowners will be able to deduct the interest they pay on their mortgage. Be aware that this applies to home financing that’s under $750k. if you’re shopping for a home in Kyle, Texas, you’re most likely to gain the full benefit of this. One of the reasons people love living in Kyle is for its affordability.

Any interest you pay as part of the closing costs associated with the purchase will be deductible. You can usually find this information on the settlement sheet. Prior to tax time, your lender will send IRS Form 1098 to you. This shows all the money you’ve paid in interest on your loan for the past year.

  1. Deduct Private Mortgage Insurance (PMI)

Private mortgage insurance is often required for buyers who put down less than 20 percent of the value of their home. Its purpose is to protect the mortgage lender in the event the buyer quits making payments toward the loan.

Just like the ability to deduct interest that you pay on a mortgage, you can also deduct the amount you pay for private mortgage insurance. It can slightly reduce the financial burden for those who can’t put down 20 percent.

  1. Deduct Property Taxes

Homeowners can deduct up to $10k per year on property taxes. You may pay property taxes either through your lender or municipality. In both cases, it’s critical to keep financial records of the amounts you paid for the year. You can save thousands of dollars when deducting property taxes.

  1. Deduct Home Office Space

With many people getting to switch to remote working thanks to the pandemic, this will be a new benefit. People who work from home can deduct the square footage of the space used as an office. You can also deduct resources you use to conduct business such as computers, printer toner, and webcams.

To prevent the abuse of this deduction, the IRS caps this to 300 sq. ft. This is one where a tax professional is your best bet to ensure you optimize this deduction while following the rules.

  1. Deductions for First-Time Buyers

Homebuyers sometimes take out money from their IRA to put toward their down payment. However, the IRS often imposes a 10 percent penalty for withdrawing from an IRA before 59-and-a-half years old. The good news is that anyone who has never owned a principal residence in the past year may be able to withdraw up to $10k without penalty, or $20k for married couples.

You can use this method when buying a home for a family member. Be aware that any funds you withdraw from your IRA need to be used within four months of the withdrawal.

Don’t let the homebuying process daunt you. There are people who can help you. Ask them about these tax benefits. Good luck with your home search.

How to Find a Home That You Love

Everyone has their idea of a dream home. So many factors go into building a new home including the little things people don’t think about: Lighting, faucets, handles, mirrors, and more. The best thing to do to find a home that you love is to know there is no such thing as a perfect home. Don’t fret. You will find a wonderful home that you enjoy.

Factors to Consider in Finding the Right Home

When you accept there’s no perfect home, it takes the pressure off. You spend more time focusing on the things most important to you. The three biggest factors in choosing a home are price, size, and location. It’s possible you can get two out of three.

For example, you’re searching for a house with a price range in mind. You identify a couple of great options in size and location. The problem is they’re over your price. In this scenario, you can look for a smaller home in your price range or explore homes further away from your ideal location.

Remember, the one thing you can’t change about a home is the location. You can always change the décor and possibly the size. It depends on your lot and your neighborhood.

Consider these new homes in Kyle as you have a good chance of satisfying all three of your requirements. The homes range from 1,300 sq. ft. to 3,300 sq. ft. The pricing is just right when you compare it to the price of homes in Austin and other areas. And Kyle is only 15 miles from South Austin and San Marcos.

On top of all this, many of the floor plans come with structural upgrades and multiple exterior styles to increase the chance of choosing the right home for you. Many homeowners are discovering their current homes don’t work in the new environment. As people stay home more and switch to remote working, their floor plan requirements are changing.

While the stay-at-home recommendation won’t be permanent, many organizations plan to make remote working a mainstay. A household with two remote workers may need two separate studies. Or at least, a way to redesign a study to suit two workers.

Explore the Possibilities with Flexible Floor Plans

With parents working at home more, the kids need to find ways to entertain themselves. This may call for a larger fenced-in backyard with a covered patio. Perhaps, a game or a media room. For instance, Highland Homes’ Fairhall plan can convert a lifestyle room into a flexible general suite. This would provide more privacy when used as a second study.

The Faber plan from Pacesetter Homes has an option for a media room or two game rooms for one of the bedrooms. The plan has something you may not have seen. That’s a 2 1/2-car garage. This gives you the space to hold two vehicles and have room in the garage for a workshop and other stations.

A home in the works that will be ready in September is based on the Premiere Series — Hickory. This new floor plan from Gehan Homes features a two-story family room that will give the family more space to play. The kitchen contains a pocket office that makes a good space to work for a short time. The second bedroom by the foyer can turn into a study. Another option is to add the optional desk in Bedroom No. 5. The floor plan has a lot of flexibility to create a home that fits your lifestyle.

The right home is waiting for you right here in Crosswinds in Kyle, TX. Explore all things Crosswinds by connecting with us on Facebook, Twitter, and Instagram.
