Kyle, TX Housing Market – What to Expect in 2019

If you’ve been looking at new homes in Kyle and have been waiting for the right time to buy, then you’ll certainly want to know what’s to be expected for the Kyle, TX housing market, as well as the housing market in general, for 2019.

new homes in Kyle, master-planned community, Crosswinds, Kyle TX housing market

More Homebuying Competition with Continued Population Growth

As more and more people move to the Kyle area, the homebuying market is becoming more and more competitive. With the rise in potential homebuyers, and not a proportionate increase in available homes, you can expect to see housing prices increase. You may also have to do a bit of negotiating and counter offering if you find your must-have home because there will likely be others wanting it as well.

Homes Will Spend Less Time on the Market

With the increase in competition, that also means that available homes are expected to spend much less time on the market. So, if you find a home at Crosswinds that you love, you’ll want to come to our master-planned community and jump on it before someone else does!

Mortgage Interest Rates are Likely Going to Increase

Aside from the Kyle, TX housing market, one thing you can expect to see for the general housing market in 2019 is a hike in mortgage interest rates. While interest rates may not increase at the very start of the new year, it’s best to keep your eye on the market and be ready to act as soon as possible to avoid the expected 5% mortgage interest rate coming in 2019.

While the Kyle, TX housing market is expected to go through some changes in 2019, it’s important to note that these types of changes in the market have been going in this same direction for the past several years. So, don’t let any of that deter you from buying a new home in Kyle in 2019. Come by Crosswinds and take a tour of our master-planned community in Kyle. We’d love to show you around and help you find the perfect home from one of our homebuilders. In the meantime, get to know us by connecting with Crosswinds on Facebook, Twitter and Instagram.

There is no better place to watch movies this Thanksgiving in Kyle than EVO Entertainment. With movies, bowling, an arcade and restaurant on top of the concession stand, EVO 11 in Kyle is the place to spend your Thanksgiving this year.

Football and Turkey

Set up camp in your favorite seat, sit back and watch every game unfold while spending time with those you love most, even if they root for the wrong team.

Growth in Kyle, Tx

While many people in Kyle are excited about what growth and development can bring to the community, just as many worry about what it will cost in taxes to achieve these things. Kyle has started to look to developers to solve this problem. Some of their solutions include the creation of a Residential Style Guide, implementing special taxing districts and working with regional partners, so development can pay for itself.

What’s coming to Uptown Kyle?

A good example of future development by the city is a proposal to the work on Uptown Kyle, a mixed-use development. New additions could include sit-down restaurants, boutique retail shops, destination retail, and premium office space.

The proposal will ask Kyle’s city council to authorize tax increment financing, a special taxing tool, to help finance the public amenities on location that will benefit Kyle as a whole. This includes things such as enhanced streetscapes, plazas, water features, parking structures and decorative lighting.

Education in Kyle, Texas – Growth on the Rise

Opportunities for education in Kyle seem to be growing as fast as Hays County itself! After being named the 4th fastest growing county in the US by the Census Bureau last spring, there has been a lot of news about education that may impact or be of interest to many of our Crosswinds families. Take a look at these trending topics about the education in Kyle, including news about Kyle schools and HCISD.

Education in Kyle with HCISD

Plans for Growth by HCISD in Kyle Communities

HCISD expects to exceed 20,000 enrolled students for the 2018-19 school year. An increase of almost 20 percent from the 2012-13 school year. Even though HCISD is set to increase their capacity in the next year, demographic projections show that in the 2027-28 school year, HCISD expects to enroll more than 25,000 students. This means that more schools are needing to be built in order to keep up with population trends.

New Alternative Schools in Kyle

IDEA Public Schools, a statewide charter school network, opened its new campus in Kyle, south of Steeplechase Park, last month. The location will have two IDEA schools, the Academy and College Prep, and operate under the philosophy that all children should have the opportunity to go to college. The tuition-free charter school campus in Kyle serves K-3 and 6-7 grade levels. IDEA Public Schools holds a random lottery to ensure equal access for all applicants

Meanwhile, the Florida-based Doral Academy plans to open its Kyle/Buda campus for the 2020-21 school year. This tuition-free facility will focus on science, technology, engineering and math. Though it will enroll about 600 students K-6 to start, Doral Academy Texas plans to expand to serve K-12. The enrollment process is also determined by a lottery system.

ACC Hays Campus Opens State of the Art Public Safety Training Center

Back in August, Austin Community College opened a $22.4 million Public Safety Training Center at their Hays campus in Kyle. The PSTC will train students to become first responders in law enforcement and emergency medical service roles. The state-of-the-art facility includes an indoor firing range, emergency vehicle operation course, emergency situation simulation facility and a swift-water rescue course.

The ACC Hays campus opened in 2014, four years after HCISD voted in favor of joining the college system’s taxing district. Last year, it enrolled nearly 1,700 students. ACC Hays also has a co-enrollment program with Texas State University.

It’s easy to see that education opportunities inside Kyle communities are on the rise. Give your kids the best educational opportunities and make the move to Crosswinds today. What Will the Hays Logistics Center Bring to Kyle?

Already one of the fastest growing suburbs in the state of Texas, Kyle is about to get even bigger. A new development sitting west of I-35, the Hays Logistics Center, might be the key to Kyle’s long-term future. When officials broke ground on the new 108-acre lot, they knew it was a step in the right direction. Now, as the first of two 200,000 square-foot buildings sets to open this winter, that dream is about to turn into reality.

What Will the Hays Logistics Center Bring to Kyle?

(Image via haysfreepress.com)

Why does Kyle need the Hays Logistics Center?

Approximately 85 percent of Kyle residents commute outside the city, which is not an ideal situation. With that knowledge, the city began pooling resources to make a place where residents can enjoy a high quality of life while working within the city they call home. The development is one part of the city’s strategic economic development plan, which aims at creating high paying jobs in Kyle. The availability of rentable space enhances the ability of the city to attract employers.

How did it happen?

The new center would not have been possible without the triple freeport tax exemption. This tax means a business does not have to pay an inventory tax on qualified freeport goods that leave the state within a 175-day period. A vote by the Hays CISD back in 2017 paved the way for this tax exemption and the development.

Kyle, a place to call home.

Viewed as a turning point in the city, the Hays Logistics Center is scheduled to house Alsco. The uniform and workwear services company has already started hiring for their Kyle location and is one of the first companies to set up shop at the center. With so much invested in the center by the city and its partners, there are sure to be even more companies that look to call Kyle home.

In Kyle, family comes first, and that’s why this development means so much. The ability to live and work in the city of Kyle extends benefits to both employer and employee. With all that’s going on, there’s little wonder why Kyle, TX is Austin’s next in-demand suburb. This is the perfect time to make the move to Kyle, and Crosswinds has plenty of available beautiful new homes starting from the $200s. Contact us today to schedule a tour of our master-planned community, and connect with us on Facebook, Instagram and Twitter to get a glimpse at the Crosswinds lifestyle.
