Bring the Birds to You

It doesn’t take a lot to establish your own backyard as a bird-friendly oasis. The easiest way to start is by installing a bird feeder and birdhouse or two. You’ll want to get a bird feeder that is squirrel resistant and choose birdseed that appeals to birds in the area. A basic universal birdseed should be heavily composed of black oil sunflower seeds. This will be a hit with everything from cardinals and finches to showstoppers such as the vermillion flycatcher. 

 

Consider putting up a hummingbird feeder and you may just attract a few buff-bellies or ruby-throated hummingbirds. Many people think that you need to buy specialty nectar for hummingbird feeders but according to the Audubon Society, the best option is a solution of ¼ cup of refined white sugar to 1 cup of water. 

 

When it comes to birdhouses, it’s all about who you want to take up roost. Smaller birdhouses will attract everything from starlings and wrens to Eastern Bluebirds. While some people may have luck with hawks or owls settling into larger birdhouses, most often, these birds prefer to make their own nests high in the treetops or alongside cliffs.

California Beverage Company Relocating to Kyle, TX

It seems like not a month goes by these days without news headlines announcing another company is planting roots in the Lone Star State. From tech companies such as Oracle and Hewlett Packard to beverage companies like Pabst Brewing, and everything in between, at least 50 Fortune 500 companies and growing have moved operations to Texas. 

 

Another California company is planning a move to Texas, and this time, we’re thrilled to learn Kyle will be home to its corporate headquarters! Gov. Greg Abbott recently shared the news that Sovereign Flavors, a beverage flavoring company, will be relocating its headquarters from Orange County, California to right here in Kyle. 

 

“Sovereign Flavors’ relocation to the Lone Star State is great news for the people of Central Texas…,” Abbot said. “More and more innovative businesses like Sovereign are moving to Texas because of our world-class business climate, diverse workforce, and endless avenues of opportunity for all Texans to succeed.”

 

The flavoring development company has created over 4,000 flavors for beverage brands sold at Target, Kroger, and Publix among other grocery stores. David Ames, president of Sovereign Flavors, said that the company was “honored to join Texas’ strong business climate.” The beverage flavoring company’s move into an 80,000-square-foot facility is only the most recent example of Kyle’s “strong business climate” and upward economic growth. 

 

Being only 7 miles from Austin and 39 miles from San Antonio, Kyle is geographically located perfectly for businesses. And while at one time 80% of Kyle’s population left the city limits for work, that’s rapidly changing as more businesses set up shop within Kyle

 

One of those businesses, for example, is Alsco commercial laundry. The city of Kyle worked with Alsco to provide the right business conditions for a 96,000-square-foot facility. “[The city leaders] were open, honest, and so easy to deal with and responsive to our needs,” Alsco’s general manager Anthony Wessels explained. 

 

Kyle’s business-friendly environment is proving to be attractive to businesses both big and small too. Owners of La Ola Pop Shop, Julian and Paulina Hernandez opened a new location in Kyle because of the visible economic growth. “Kyle is a town that I feel like is booming,” Julian said. “Everywhere you look you see construction, [and there’s] lots of families here.” 

 

It was only a decade ago that Kyle was just a small-town suburb of Austin. Today, however, it’s the fifth fastest growing city in Texas, and it currently has 2.5 million square feet of business space under development. Kyle has clearly evolved from a commuter suburb to a city coming into its own as a place to live, work, and play.

Citywide Trail System Expansion in Kyle, TX — The Vybe

Kyle, TX is growing fast, and city leaders are working diligently to keep pace. One example of their forward-thinking approach to city expansion is a new 80-mile trail system that was recently approved for development.

 

In September of 2021, the Kyle City Council approved a Citywide Trails Master Plan that prioritized trail-oriented development that works independently and with developers to create a network of trails connecting across the city. This trail development project is called, The Vybe.

 

It’s another reason why Kyle is a special place to live. The city offers a balance between country living and city accessibility that is attractive to professionals and retirees alike. The population growth in Kyle reflects just how attractive it is: between 2010 and 2020, Kyle’s population grew 91.9%.

 

Despite the rapid growth, residents can access all that Kyle has to offer. Just like with the Uber Kyle $3.14 program, the city is devoting serious money to ensuring that people can get to where they need to go around the city.

 

The Kyle City Council also recently voted to approve four items that will improve The Vybe trail system and also expand the city’s natural trail system. They voted to provide funding for engineering services, amend City Code for trail improvement, and also to allow golf cart use on The Vybe.

The trail system will also intersect with the Emerald Crown Trail, which connects Austin to San Antonio via collaboration with the Great Springs Project.  

 

The goal of The Vybe is to improve connectivity throughout the city and allow the use of golf carts to make travel easier, more reliable, and safer. Imagine how many cars won’t be on the road because people can walk, bike, roller skate, or take a golf cart to where they need to go.

 

The paved path and trail developments will serve as an extension of the city’s park and transportation systems that connect residents and visitors to recreation, commerce, and unique experiences. People can shop, eat, and access parking and restrooms all along the trail at what the city deems “Vybe Spots.” 

 

New additions include 12-foot-wide paved paths and also expanding and improving existing natural trails. The paved path will be illuminated and ADA accessible. The Vybe spots will also include signage and have multiple entrance points along the path to enable easy access throughout the city.    

 

Visitors and residents on the trail will have access to bird watching stations, kiosks, and benches as well as Wi-Fi, golf cart parking, and charging stations at Vybe spots.

The Uber Kyle $3.14 Program is Getting Even Better

It’s no wonder that Kyle, TX is one of the fastest-growing cities in the country.

The program also provides one round-trip from Kyle to the Austin Veterans Administration for $3.14, as well as two one-way trips to and from Austin-Bergstrom International Airport per person, per month for 31.4% of the ride cost. 

 

But the Uber Kyle program is expanding even more. Recently, during the Kyle City Council meeting on Feb. 15, 2022 council members received an update on the Uber $3.14 program regarding the expansion and improvement of wheelchair accessible vehicle services. 

 

The Uber Kyle $3.14 program provides an affordable way to get around town on your schedule. With the expansion of wheelchair accessible ride services, the program is only becoming more helpful for Kyle residents.

Texas Tops Economic Expansion List 10th Year In a Row

Texas is going to need more room in its trophy case… 

For the 10th year in a row, Texas has won the coveted Site Selection Magazine Governor’s Cup. Site Selection awards the Governor’s Cup each year to the state with the most qualified economic development projects. This year, Texas took home the hardware (again). 

 

The Governor’s Cup is considered by many to be the Super Bowl of economic development trophies. Specifically, it’s a recognition for the state that lands the most deals for corporate headquarters projects, manufacturing plants, R&D operations and logistics facilities. 

 

Here’s why it’s a big deal:

Every time a company decides to locate part or all of their operations in Texas, economic activity and growth follows. More companies leads to more jobs, which means more income, resulting in more growth. Economic growth in Texas is projected above 3% for the next decade, at least. That’s quite a bit higher than most states in the country.

 

Texas is crushing the competition. In 2020, Texas landed 781 corporate facilities projects, more than doubling second-place Ohio. New corporate facility projects have a big impact on individual communities and the state economy at large. 

 

Winning the Governor’s Cup for 10 straight years is a sign that Texas’ economy will be growing at a steady rate for the foreseeable future. How to Get to Know your Neighbors

Becoming friends with your neighbors is one of the best things about living in a master-planned community. Great neighbors can keep an eye on your home and surroundings, they can lend a helping hand, and they can make community events so much more fun!

Whether you’ve never met the family next door, or you spend time with your neighbors daily, here are some tips to help you get connected to the people around your community!

  1. Connect with Your Neighborhood Online

It sounds like meeting neighbors online defeats the purpose, but it can be a powerful way to meet and cultivate your relationships with people in your community. Some neighborhoods meet on NextDoor or establish a private Facebook group where they can report problems, ask questions, notify items delivered to the wrong house, and lost pets. Many people also use it to ask for local vendor recommendations. 

Many master-planned communities also have a homeowner’s association (HOA). Sometimes they have a website, an email newsletter, or both. Depending on your community, a HOA often plans community resident events which is a great way to meet others in your community. Talk to your HOA to find out what resources they offer!

  1. Create a Social Committee

Some HOAs have a lifestyle director or a committee to oversee neighbor parties and gatherings. Neighborhoods may hold a variety of events that target different groups such as families, women only, kids, or adults only. If your neighborhood doesn’t have an organization that coordinates planning events, consider taking charge and creating one, or move to a community that already has lifestyle programming in place. Having resident events often leads to great friends, which would be a wonderful way to improve the quality of life for you and your family. 

  1. Provide a Neighborhood Directory

Before creating and distributing a neighborhood directory, send a survey to your residents. Give them the opportunity to share information for the direction and to give you permission for publishing their information. If you have a private Facebook page, you can upload the directory to the page for neighbors to access. Be sure to email it as not everyone may be active on Facebook or whatever social network you use.

As you collect information for the directory, add an item about babysitters, or similar services. Parents of young kids will appreciate having access to qualified babysitters right in their neighborhood. Add a question about pets’ names and descriptions as well as the names and ages of kids (if permitted to publish). If a pet without an ID tag ever gets lost, the neighbors can refer to the directory to see if they can identify the owner.

A good directory sorts the entries in two ways: alphabetically and by street address. This comes in handy because you may not know their name, but you know where they live. 

You may not be able to choose your neighbors, but you have many choices when it comes to where to live and what type of community you want to raise your family in. And you never know—your new neighbors could be your child’s best friends for life.

Kyle Local: Koy Chinese and Sushi

Looking for authentic Chinese cuisine and sushi? You can find that here in Kyle at Koy Chinese and Sushi (5695 Kyle Parkway, Ste. 800, Kyle, TX 78640). Owner Frank Lai opened Koy in Kyle when Hays County and the surrounding area were booming, in 2011.

The family has been in the restaurant business for more than 30 years. They founded the business on three things: exceptional service, being community-oriented, and delicious food.

According to Community Impact, at Koy’s beginning in 2011, there was a staff of about 10 people and as the community of Kyle saw massive population and economic growth, that growth was reflected in the success of local businesses like Koy.

All that success came to a screeching halt in 2020 when the pandemic hit. Koy had to drastically adjust its business model to keep the lights on and the sushi rolling. The restaurant suffered major setbacks, as did most businesses. Koy had to close its doors to dine-in, and the staff decreased by about half. The restaurant went from a successful, well-staffed restaurant to a small restaurant dependent on to-go orders and delivery services.

As Covid-19 precautions were gradually lifted and regular business resumed, Koy Chinese and Sushi bounced back as a local favorite for Chinese and sushi, with dine-in, to-go, and delivery options. Last October, Koy celebrated its 10th year of business.

Koy makes everything to order and fresh. Its sushi bar is overseen by a master sushi chef who prepares fresh sushi every day. You’ll find favorites such as the LA, spicy crab, California, and vegetable rolls. They also serve many favorites in Chinese cuisine such as General Tso’s chicken, beef and broccoli, cashew chicken, egg drop soup, and more.

If the home hasn’t been built, you can work with the home builder to make changes to fit your preferences. If the home is being built, you can have a say in the materials, colors, and flooring. The more involved you are in making decisions to personalize your home, the fewer changes you’ll want to make. 

A used home may have a great floor plan, but some of the rooms have kitchen counters, colors, and flooring that may not be to your liking. This will add to the cost of the home.

Kyle, Texas Restaurant Inventive Program

Did you know the Kyle Economic Development Department has a restaurant incentive program? It’s a new program from the city to entice new restaurants to open in Kyle. The program has been in effect for a little over 18 months.

City Council wanted to make the city more attractive to restaurants because the population has exploded to the point that they need more food options to match the growth.

What Is the Kyle Restaurant Incentive Program?

Taking advantage of Kyle’s restaurant incentive program means the restaurant will receive a 100% sales and property tax rebate. The program is capped at three years. They’ll also receive funding provided by a Chapter 380 development agreement with the city.

What the Chapter 380 agreement does is allow cities or counties to provide incentives to commercial or retail projects to spur economic development. The restaurant business is challenging during this time, especially for new ones. With a three-year cap, it should be enough to help the business get up and running long enough to solidify before the cap ends.

Restaurants Coming to Kyle Thanks to the Restaurant Incentive Program

Z’Tejas Southwest Grill is the first restaurant to take advantage of the new program. Z’Tejas serves southwestern food such as tacos, southwestern classics like fajitas and enchiladas, soups, salads, and desserts. They have a kid’s menu available. 

Happy hour runs from 3 to 6 pm daily. Their drinks menu includes agave drinks, cocktails, tequila flights, wine, beer, and zero-proof drinks. They’re open for brunch on the weekends from 9 am to 2 pm.

The incentive also brings P. Terry’s and Torchy’s to Kyle. P. Terry’s has been working to expand throughout central Texas. The burger chain plans to open a stand on I-35 between Kohlers Crossing and Kyle Crossing. Their buildings use a theme that’s called Googie Architecture, which is a futurist architecture influenced by the Space age, atomic age, and car culture.

And Torchy’s Tacos needs no introduction as the taco chain has been a fixture in Austin for a while now. Soon, you’ll be able to enjoy Torchy’s without leaving Kyle.

How to Buy and Sell a Home at the Same Time

It can be stressful to buy and sell a home at the same time. You fear that you’ll sell your home faster than you can find one.

Or worse, you end up with two mortgages as you found your new home faster than expected. If homeowners could do what they want, it’d be to move in their new home and then sell their old home after they’ve gotten settled. But it still presents the problem of being stuck with two mortgages. Here’s what you can do to ease the anxiety of buying and selling a home.

Study the Market

Before moving forward with hunting for a new home and putting yours on the market, understand the housing market in the areas where you’re buying and selling. Better yet, talk to your real estate agent. They can tell you whether the market leans in the favor of buyers or sellers.

A seller’s market means you’re more likely to sell your home quickly while it may be a struggle to find a new place to live. You may have to expand your search for a new home.

A buyer’s market means your current home will have an uphill battle. Often, it requires making updates to your home to stand out from the other homes. Or, you’ll have to set a price that’s reasonable. Buyers won’t look at the home if it’s being listed for too high.

If you sell first, then you’ll have to find a temporary place to live while looking for your next home. You won’t have the stress of a down payment. And if you buy first, you’ll have two mortgages and it can make it harder to qualify for a new mortgage since you still have responsibility for your old home.

Explore Financial Options

It’s easy to know that if you sell first, you’ll be prepared for the additional costs of renting between homes. To help ease the pressure of finding a new home quickly, ask your real estate agent about doing a rent-back agreement.

For those opting to buy first, ask your realtor about contract contingency and a bridge loan. There are advantages and advantages of both options.

If nothing else, be prepared for the worse outcomes. When you accept them, it’ll be easier to manage. For example, if you accept that you may have two mortgages for a few months, then you can plan for that. You may have to put off selling while you put some money away to handle two mortgages. At least, you’ll be prepared for it instead of being surprised by it.
