What You Need to Know About Housing Market Trends 2020

What does the housing market have in store for 2020? And how does it affect your search for a new home?

First, a look at 2019. It started with shrinking home price gains. Fortunately, it regained momentum in the fall. The housing market saw lower interest rates. Mid-priced and lower-end markets had an inventory shortage while upper-end markets had plenty in supply.

And now for a look at 2020.

Housing Market Trends in 2020

Many experts say one of the biggest housing market trends is the decrease of square footage in newly built single-family homes. Buyers want smaller homes for greater affordability and lower property taxes. A smaller property also means less maintenance.

While the home size drops, they remain larger than the new homes of 30 years ago. Zillow reports that the median size of a home in 1988 was 1,810 square feet. Today, it’s 2,386 sq. ft., down from 2,467 sq. ft. in 2016. The home value will slow down to a sustainable pace to put it in line with inflation and wage growth.

Experts are divided on what they think will happen to mortgage rates in the 2020 housing market. Realtor.com predicts inventory will be limited at the entry-level price segment. As a result, it believes mortgage rates will start climbing. Forbes predicts the rates will stay low and maybe go lower.

But with lower rates come higher demand and tighter inventory. Already, buyers are searching for new homes earlier than the norm. Because of this, it’s expected there will be a shortage of new homes by the time home buying season arrives in the spring.

Homeowners are staying in their homes longer. That means fewer older homes for sale forcing buyers to look for newly built homes. Buyers who want affordable homes look in smaller towns outside of major cities.

What the Housing Market Trends Mean for Buyers

So, if you’re in the market for a new home, start looking now before the rates increase and the supply depletes. If you work in Austin or want to have easy access to Austin, you might want to look in Kyle. It’s a small town just 20 miles from downtown Austin and 15 miles from shoppers’ paradise in San Marcos. New home builders in Kyle’s Crosswinds community have inventory available, but buyers snap them up quickly.

The builders have just completed a handful of homes in December with more on the way. The sizes of the homes are in line with what buyers want as they range from 1,500 sq. ft. to 2,242 sq. ft. Things to Do Near Kyle, TX

Small town living in Kyle isn’t so small as you have plenty of things to do around town and in neighboring cities. The place to start is by finding the right community.

The Crosswinds community in Kyle, for example, offers many options for things to do without leaving the community. The Windy Point Amenity Center features a giant pool with a splash pad, shaded structures, a playground, and a grilling area.

It also has hike and bike trails interwoven throughout the community. Whenever you want to get your heart rate up or simply take a stroll, you’ll be able to do that right in Crosswinds.  Here are some more things to do outside of the community.

Play Games and See Movies

EVO Entertainment Kyle has everything you want in a movie theater and then some. This includes bowling, billiards, an arcade, and a bar and grill. They have happy hours Monday through Friday until 6 pm where they serve drafts, spirits, and wine. While you can catch all the latest movies at EVO, you can see old favorites or movies you missed with Flashback Cinema.

Explore New Parks in Buda

Buda City Park is undergoing an overhaul that will add small and large children’s playgrounds with ADA compliant playground equipment, a splash pad, pavilion improvements, new restrooms, and games and grilling areas. It’ll have a new amphitheater for concerts and festivals. The city’s goal is to hold arts festivals and plays in the park.

The city hopes to have a larger trails system that connects the City Park to nearby green spaces, such as Stagecoach Park, Bradfield Village Park, and the Downtown Greenbelt. The plan is to complete the construction in time for the 2020 Weiner Dog Races.

Next door is the future John D. and Byrd Mims Garison Memorial Park. Buda’s vision for Garison Memorial Park is to highlight the beauty of the naturally-preserved landscape for future generations to enjoy.

It’ll be an outdoor adventure area with its trails, nature center, restrooms, canoe loading dock, rentable pavilion facility, and bird watching stations. The master plan for the park includes camping with a fire pit, bathhouse, fishing, picnic areas, and a treehouse.

Yell “Fore!” at Plum Creek Golf Course

Golfers will love Plum Creek Golf Course (4301 Benner Rd, Kyle, TX 78640), a Par 71, 18-hole course on 200 acres of land. Visit the website for a great bird’s eye view of the golf course. It possesses a top-notch practice facility with three acres of short game scoring areas and an acre of practice tee surface.

You’ll find many opportunities to improve your game. And after you finish your game, have a cold one and a bite to eat at the remodeled Glenn’s Bar and Grill.

Jump Around the Jumpy Place

The Jumpy Place (241 Weldon Johnson Way, Kyle, TX 78640) is a socks only facility where children and adults can have good, clean fun jumping everywhere. You can hold parties there or just work off the bundle of energy.

Help the Community

There are many volunteering opportunities with nonprofit organizations. The Community Impact has a comprehensive Volunteer Guide for organizations in Buda, Kyle, and San Marcos. The guide lists opportunities to support children, take care of the environment, feed residents in need, serve seniors, and help animals.

Hunt for Antiques

Head to New Braunfels this weekend for the Antique and Postcard Show at New Braunfels Civic/Convention Center (375 S. Castell Ave.). There, you can find dealers from 19 states and one from France. Parking is free. The event is put on by Heritage Event Company.

New Dance Hall in Buda, TX

Kyle residents have an exciting new place worth checking out. Meet Mavericks Dance Hall located in Buda, Texas. The place features five bars, one on the patio and four around the giant dance floor. It’s definitely the kind of place where you want to stop by, take a load off, and dance the night away to live music and DJs all night long.

Strap on your boots and come enjoy a new experience in Buda, TX. Four nights a week, they offer country-style dance lessons including line dancing on Wednesdays and one-step and two-step on Thursday, Friday, and Saturday. Great news for the under 21 crowd. Wednesdays are College Night, so they welcome 18+.

Texas country legend George Strait approves of Mavericks. He performed there on Veterans Day weekend to honor first responders and veterans. And Strait doesn’t just perform anywhere. That says a lot about Mavericks Dance Hall.

Leo Velarde, Mavericks Dance Hall CEO and partner, says they founded the dance hall in Pflugerville and Buda, TX to protect the Lone Star State’s country music tradition. Apparently, Texas once had 1,000 dance halls and now there are few.

So, kick up your boots and head to Mavericks Dance Hall in Buda, TX. It’s only 15 minutes from Kyle. Even if country isn’t your thing, just go one night and you’ll make new memories.

Guide to the Best Holiday Movies in Kyle

One of the best things about this wonderful time of the year is the holiday movies! Whether you watch them at home or at the movie theater, there’s a holiday movie for everyone. Action, romance, family, drama, musical, and comedy. Looking for ideas? Check out these suggestions from each category.

Family

Here’s one that not many have seen unlike some of the other movies. And it’s a winner for the entire family and you can see it at EVO Entertainment in Kyle. Parents say their kids love Frozen II so much that they’ve seen it more than once. What better way to feel like the holidays than seeing a movie with lots of ice and snow?

For something to watch at home, explore this mix of older and newer classics: Home Alone, Elf, The Santa Clause, The Polar Express, Miracle on 34th Street (1947 edition), How the Grinch Stole Christmas, and A Christmas Story.

Action

Yippee-ki-yay! Everyone has an opinion on whether Die Hard is a Christmas movie. Since many call it one of the best action movies ever made, be sure to watch it if you haven’t yet. The entire movie takes place on Christmas Eve when a company throws its end-of-the-year party.

Although Christmas isn’t prevalent in the story, The Sound of Music always airs around Christmastime. Most can never get enough of “My Favorite Things,” “Do-Re-Mi,” or the breathtaking scenes. Need a little Judy Garland? “Have Yourself a Merry Christmas” by watching Meet Me in St. Louis.

How about a musical with Christmas in the title and the amazing vocal stylings from Bing Crosby and Rosemary Clooney? Instead of dreaming of a White Christmas, watch the movie and you’ll feel like it’s snowing on Christmas even if it’s sunny outside and it’s not December 25. Want more Bing? Check into Holiday Inn with Fred Astaire and happens to have the “White Christmas” song.

Drama

The Preacher’s Wife with Whitney Houston and Denzel Washington is a remake of Cary Grant’s The Bishop’s Wife. A reverend struggles to maintain his marriage and keep his church from falling into the hands of a developer.

Sometimes you must state the obvious because no list is complete without It’s a Wonderful Life? Some people go years without ever watching it because it plays a lot during the holiday season. But really, it’s worth seeing once.

Looking for a whodunit without a holiday theme? If you like mysteries a lá Clue, Agatha Christie, or Murder By Death? Knives Out‘s is your movie and it’s playing at EVO.

Comedy

For the ultimate laughs, count on the Griswolds to come through for you on National Lampoon’s Christmas Vacation. Totally serious! And you can see it on the big screen at EVO Entertainment in Kyle.

How many versions of A Christmas Carol are there? Many, but few as good as Scrooged with Bill Murray as a modern-day Scrooge.

Hays County Brown Santa Program

The Hays County Brown Santa Program is a non-profit organization that provides food and toys to Hays County families in need during Christmas and the holidays. They have a variety of Hays County Brown Santa events to support the program that includes fundraisers, deadlines for donations, and volunteer days for sorting and delivering.

Brown Santa is located at 4200 IH 35, Suite #100, across from the outlet mall behind Hat Creek Burgers. If you’d like to help deliver, please email Lt. Gutierrez at dg1203@co.hays.tx.us and provide the type of vehicle you will drive, your cell number, and whether you have access to a trailer/horse trailer/box truck. (That’d be so great if you do!)

Want to help wrap presents? Please bring your own scissors and if you wish, a small table or a blanket to sit on. The building is a large open space and you may not be comfortable sitting on the bare floor. The organization has wrapping paper and tape.

What Can I Do on Thanksgiving in Kyle?

Looking for something to do to enjoy Thanksgiving in Kyle? Check out these great Thanksgiving events.

Kyle Thanksgiving Events

You have a couple of options for Turkey Trots. Cities all around Texas hold 5K fun run and walk to celebrate a special day that benefits a nonprofit. Join a long-standing tradition of starting your Thanksgiving morning with a little run or walk. It’s an opportunity to have fun with your family, make room for your delicious meal, give back to the community, and get in a good workout.

Buda Turkey Trot

Benefitting the Hays County Food Bank, the Buda Turkey Trot takes you through the heart of Buda, Texas. The race occurs on Thanksgiving at 8 am in the parking lot behind the Buda location of Cabella’s. They’ll have prizes for different age groups as well as individual and group costume awards. San Marcos Turkey Trot

The Race4Relief Turkey Trot in San Marcos takes place at the Intramural Fields, 4 Aquarena Springs Drive, on November 23. It runs from 7:30 am to 1 pm. Race4Relief benefits many organizations such as the Make-a-Wish Foundation and Caritas of Austin. Some of the proceeds go to Hays County Good Bank and the remainder toward other Enactus projects. The race will feature bands, games, and prizes for the whole family.

Texas State Men’s Choir

Under the direction of Dr. Jonathan Babcock, the TXST Treble Chamber Choir and Men’s Choir will perform on Sunday, November 24 from 4 to 5 pm at Texas State University’s Evans Auditorium, 601 University Drive – Evans Auditorium, San Marcos, Texas 78666. The choir’s repertoire consists of many styles and covers a variety of choral music from small octavos to larger works.

Annual Wimberley Community Thanksgiving Dinner

For more than 30 years, the Wimberley Community Thanksgiving has served more than 500 neighbors. It takes place in the Wimberley Community Center (14068 Ranch Rd. 12, Wimberley, Texas 78676) on Thursday, November 28 from 11 am to 2 pm. The meal includes smoked turkey, cornbread dressing, green bean casserole, sweet potatoes, gravy, and a dinner roll. Dessert is a choice of pecan cobbler and pumpkin pie.

They accept donations at the door or year-round at Ozona Bank. If you can’t join the festivities, you can contact them and they’ll see that you get a meal. They welcome volunteers. Visit the Wimberley Community Thanksgiving Dinner Facebook page for contact information.

Here’s your chance to show off your knowledge of the show in five challenging rounds at the Growler USA Austin (609 W. 29th St., Austin, TX 78705) on Monday, November 25 from 7 to 9 pm. The best way to reserve your seat is to select a team captain who takes care of tickets for the entire team.

Santa’s Ranch

The best way to get in the holiday spirit is to visit one of the greatest light displays in all of Texas at Santa’s Ranch. You’re just a 30-minute drive to New Braunfels (9561 I-35 North, New Braunfels, TX 78130) where you’ll delight in seeing 1.5 million custom-made lights. The display runs from now until January 4, 2020. They welcome cars (no trailers, buses, limos, or RVs please) Sunday through Thursday from 6 to 10 pm; and Friday and Saturday from 6 to 11 pm. Hot cocoa, homemade kettle corn, and souvenirs await you!

What Should I Do on Veterans Day Near Kyle, Texas?

Veterans Day gives Americans everywhere the opportunity to show their appreciation for everyone who has served in the U.S. armed forces. People in Crosswinds Kyle have several great options to honor those who served.

Check out the San Marcos Veterans Day Parade

This year’s San Marcos Veterans Day Parade theme is “Honoring All Who Served” with the City of San Marcos sponsoring. They’ve invited everyone to participate including veterans’ groups, civic clubs, bands, drill teams, public officials, youth teams, and even classic vehicles.

The parade begins at 10 am and travels through historic downtown San Marcos. Come to the parade hungry. You can get your fill at the free biscuit and gravy breakfast served on the County Courthouse lawn at 8:30 am. Breakfast or not, come early because there will be entertainment before the parade starts.

Everyone ages five and older can show their support by joining the Kiwanis Club Kids Bicycle Brigade. Kids decorate their bikes, bring their helmets, and ride it at the Courthouse lawn. The event takes place before the parade from 9 to 10 am. Kids can spruce their bikes with flags, signs, and streamers. Training wheels and scooters also welcome.

Head to Austin Veterans Day Parade

Running for more than 17 years, the Austin Veterans Day Parade Foundation is an all-volunteer event that honors military veterans. This year’s Austin Veterans Day Parade theme is “Service” because a veteran’s service is never-ending. They also plan to highlight the great services they provide to Travis County veterans.

The parade yields about 20,000 attendees every year and consists of more than 100 floats and organizations. The parade starts at 9:30 am at the Ann Richards / Congress Avenue Bridge and travels towards Texas State Capitol. Spectators can view the parade along Congress Ave. At 11 am, a ceremony takes place on the south steps of the Capitol.
